A TYPICAL FINANCIAL SCENARIO: If a property was purchased for £1,000,000, with an interest only mortgage of £700,000 at an interest of 4% per annum, the monthly mortgage payments will be £2333.
If after 42 months, the monthly payments for 8 months have not been paid, because the tenants have not paid their rent or if the owner has spent the rent money elsewhere, the property owner will owe the bank £18,664 and foreclosure will have reached the final stages.
An investor will pay the arrears immediately and make available a further £18,664 to pay the bank an advance payment of 8 months, thereby assuring the bank, that no arrears will accrue in the future.
The property will then be rented as soon as possible on a Corporate lease for 5 years through an Estate agency, who will collect the monthly rental and manage the property. The investor will also give the agency £10,000 for immediate and future repairs.
The investor will have invested a total of £47,328, in return for a 20% share of the property, and an interest of 10% per annum, paid when the property is sold after five years, through a Legally binding Agreement, as well as a lien on the property.
The owner will retain 80% of the property and the mortgage will remain in their name. When the property is sold after 5 years for £1,100,000 (a realistic increase of only 2% per annum), the owner will receive £225,022, instead of having their property foreclosed and seriously affect their credit rating.
The mortgage payment of £700,000, the investor's money/ plus interest £70,972 and their £20% share of the profits £56,255.50, the Capital gains tax of £23,280, the agents sales commission of 22,000 and the legal fees of £2500, will have been paid before any profits were shared.
We do NOT charge any fees upfront. We partner with our associated company, Repossession Rescue Investments, to introduce you to an investor, who will pay all your arrears and invest an additional 8 months, mortgage payments.
The investor will also allocate a further £10,000 for immediate and future repairs to the property, ensuring it remains in good condition.
In return, the investor will be entitled to 20% of the property and a10% interest per annum, through a Legally binding Agreement as well as a lien on the property. The 10% interest will only be paid after 5 years, when the property is sold.
The mortgage will remain in your name and only you, will deal with your mortgage lender at all times.
The property will then be rented and managed by Luxury Property Estates for 5 years, in return for the normal 15% management commission.They will only rent the property to a Corporate company, thereby ensuring that the mortgage payments are paid on time, and will consequently protect your credit rating.
After 5 years the property, which will have increased in value, by at least 10%, will be sold by Luxury Property Estates for a 2% commission.
After the mortgage and the investor's money/plus interest, their 20% share of the profits, the Capital gains tax, the estate agents commission and the legal fees are paid, the balance will be divided as follows, 70% for you and 20% for the investor. We will receive the remaining 10%, as our fee for arranging and managing the transaction.
